Portfolio CFO for property development and construction
For developers, builders and contractors running several projects or entities at once, who need a clear view of cash, forecasts their lenders trust, and the information to make decisions in time.
In property and construction, funding, project cash and group structures are part of every job. Our CFOs work alongside the MD across all three.
What does a Portfolio CFO do for a property developer or builder?
A Portfolio CFO gives the MD senior financial leadership across the whole group: every project, every entity and the cash that moves between them. We build a forecast that reflects how projects actually run, set up a regular rhythm of reporting and decisions, and support the big calls on funding, new projects and structure.
The difference from a project accountant is the view. A project accountant looks after each job; we look across all of them, so the MD can see what the group can afford and what is coming before it arrives.
How do you manage cash across multiple projects and SPVs?
We start with one consolidated view of cash across every project and entity, built from each project's forecast rather than the bank balance alone. That shows where cash is committed, where it is held up in progress claims or retentions, and when each project needs funding.
From there we put in a regular rhythm of reporting so the MD sees the group position each month, and can decide in time whether to start, slow or fund the next project.
What do lenders want to see in development and construction reporting?
Lenders want confidence that the numbers are reliable and that risks are visible early. In practice that means a current feasibility and cost to complete for each project, a cash flow forecast that ties to them, progress against budget and programme, and clear reporting against any covenants.
We prepare that reporting and help you present it, so the conversation with your lender is about the opportunity, not about chasing information.
Can you help with funding, refinancing and feasibilities?
Yes. We prepare and test project feasibilities, build the cash flow and funding requirement for each project and the group, and help you prepare for conversations with banks, private lenders and investors. When a project is refinanced or a new facility is needed, we put together the model and the information the lender will ask for.
